Privacy Policy

We collect the information you give us (like your name and email when you sign in or ask about a home), plus how you use the site (like which listings you view), so we can help you buy or sell a home. We don't sell your personal information. Ever.

Information you give us: your name, email address, and phone number when you sign in, save a home, set up a search alert, request a showing, ask a question, use the chat assistant, or request a home-value estimate. If you inquire about a specific property, we keep the details of that inquiry.

How you use the site: when you're signed in, we record the listings you view, save, and search for — that's what powers saved homes, recently viewed, search alerts, and better recommendations. We also keep chat conversations with our assistant. Your search activity (the filters, locations, and search phrases you use) is part of this: before you sign in it's stored under a random identifier kept in your browser — not your name or email — and if you later sign in on the same browser, that recent search activity is connected to your account so we can suggest alerts for the homes you're looking for. Clearing your browser data removes the identifier.

Email activity: emails we send (like search alerts and market reports) include standard open and click tracking so we know what's useful and can stop sending what isn't.

Technical basics: like nearly every website, our hosting provider (Cloudflare) processes IP addresses and browser information to serve pages, prevent abuse, and measure performance.

To run the features you asked for (saved homes, alerts, estimates), to respond when you reach out about a property, to send you listings and market information you signed up for, and to make the site better. Darci Margeson may follow up personally about homes that fit what you're looking for — that's the point of the site.

We use a session cookie to keep you signed in (we use passwordless email links — no passwords are ever created or stored) and functional cookies for things like your saved preferences. We do not run third-party advertising cookies or sell data to ad networks.

• Cloudflare — hosts the site, delivers our email, and provides security and performance services.
• Google — powers maps, nearby-school lookups, and the reviews shown on our About page (Google Maps/Places).
• MLS data providers — listing information comes from BeachesMLS and participating MLSs; your personal information is not shared back to them.
• AI services — our chat assistant and property descriptions use AI models run on our infrastructure providers; conversations may be processed by those models to generate replies.

These providers process data to run the service — we don't sell your personal information to anyone, and we don't share it with other agents or marketers.

Listing information on this site is provided under our agreements with BeachesMLS. To confirm that listings are displayed according to MLS rules, BeachesMLS, other MLS participants whose listings are displayed, and their duly authorized representatives are authorized to access this site — including information reasonably necessary to verify compliance and to monitor how listings are displayed.

This access is limited to MLS-rules compliance verification and listing-display monitoring. It is not used for marketing, and it does not change the fact that we do not sell your personal information or share it with other agents or marketers.

Every marketing email we send includes a working unsubscribe link (one click, no login), and we honor opt-outs promptly — within 10 business days at the outside, usually immediately. You can also opt out by emailing darci@homesbydarci.com or calling 561-701-3223. Transactional emails (like a sign-in link you requested) aren't marketing and don't need an unsubscribe.

We take reasonable measures to protect the personal information we hold. If a data breach affects your personal information, we will notify you as required by the Florida Information Protection Act (Fla. Stat. §501.171) — within 30 days of determining a breach occurred — and tell you what happened, what information was involved, and what we're doing about it.

You can ask us what we have about you, ask us to correct it, or ask us to delete your account and associated data — email or call using the contact details below and we'll take care of it. Deleting your account removes saved homes, searches, and alerts.
